One of the dumbest things we hear

One of the dumbest things we hear from Landlords.

"But, but... it's in the lease!"

Here's the truth:

A great lease stacks the deck in your favor.

But you can't sit by willy nilly hoping the Tenant plays along.

Case in point: furnace filters.

Any killer lease makes the Tenant change filters.

But gosh, think Tenants ever forget to do this?!?

And if they don't:

• hurts your HVAC system
• higher electric bills
• poor air quality

Ok, who cares about higher bills and dirty air.

These are Tenant problems.

True.  But fixing stuff because your Tenant didn't "follow through" is bad business.

Pro tip: don't trust your Tenants.

Check in to make sure all is good.

Can't be too safe these days.
