Trading rent for labor is a bad idea.
It sounds like a win-win.
The Tenant takes *some* stress off your plate.
You discount the rent.
So what's the harm? Well...
If the Tenant gets hurt, you're getting sued.
And good lawyers ain't cheap.
If the Tenant stops paying rent, you've made a hot mess of the Five Day Notice.
Even worse, the IRS taxes your barter.
You must set the "fair market value" for these services.
Have fun explaining that one to the auditor.
Don't overcomplicate this.
Charge the rent. Hire the work.
