How to avoid resending an eviction notice

It's sad but true:

At some point, a Tenant will break your lease.

And when they do, your next move better be right.

Let's say a Tenant keeps firing up cancer sticks in the home (despite the whole "no smoking" thing).

You would serve them a 10-Day Notice to Quit.

This says what they did wrong (and to get out in 10 days).

But don't forget:

You can only evict a Tenant for the reasons listed in the Notice.

If a Tenant broke 3 lease terms, name them all.

Don't hold back.

You want them out (not a Christmas card).

If the reason you gave doesn't work - you'll need to send a new Notice.

This costs you time and money.
