Evictions aren't fun.

But get this out of order and you'll make a bad deal worse.

Before evicting a Tenant, you must "terminate the tenancy" (pardon the legal jargon). 

You do this with one of these forms:

  • 5 Day Notice - When a Tenant doesn't pay rent on time.
  • 10 Day Notice - When a Tenant violates a term of the lease (other than not paying rent).
  • 30 Day Notice - Terminates a month-to-month lease.

You guessed it.  The days are how long the Tenant has to get out.

No shortcuts here.

When you want to bounce a Tenant, start by terminating the tenancy.

Give them the notice ASAP.

You can't sue until the time's up.
